rmResident Tenant Setup

rmResident is a secure, easy-to-use mobile app designed specifically for your renters. Leveraging the power of our Tenant Web Access (TWA) portal, residents can use the app to effortlessly make and view payments, review existing maintenance requests or submit new ones, and more.

If you already have TWA, your tenants can download the app from the App Store or Google Play and log in using their TWA credentials. rmResident is included with Tenant Web Access, and no additional setup is needed for your tenants to use the app.

The features available to tenants in rmResident are controlled by your Tenant Web Access settings, managed in the TWA section of system web preferences. Any pages you make available in TWA are also available in the app.

Tenants log into the app with their Tenant Web Access credentials. If they don't currently have a TWA account, a new web user account needs to be created. You can create a new account for them through TWA Settings on the tenant's General tab or if Allow Tenant To Create Accounts is enabled under Accounts in the TWA section of system web preferences, tenants are able to sign up for TWA on their own.

To get your tenants up and running with rmResident as quickly as possible, we've created a letter template you can send with instructions on how to download and log into the app. The letter uses scripting to dynamically update with personalization for your tenants and the properties in which they live.

This letter is available in the Online Template Library (OTL).

Step 1: Download the rmResident Letter Template from the OTL

To download this template, do the following:

  1. Go to Admin Online Template Library.
  2. Select the Tenant Letters folder and double-click to open it.
  3. Select the Announcing the rmResident App template.
  4. Click Download .
  5. Accept the terms and click OK.
    The template is downloaded to your database.

Step 2: Customize the Letter Template

The template is a great starting place but should also be customized to fit your use of rmResident. The highlighted fields must be updated for your database. You may also consider updating the introductory text and closing or adding any additional information your tenants may find useful.

Step 3: Send the Letter to Tenants

You can send the letter from the right-click menu or the letters menu.

Use the Right-Click Menu

To generate your letter using the right-click menu, do the following:

  1. Go to Rental Info Tenants.
  2. Select one or more accounts from the list on the left.
  3. Right-click on the account(s) and in the menu, select Write Letters, and then select the Announcing the rmResident App letter.
    Rent Manager generates the letter.
  4. In the Documents panel, locate Email, and click All.
    The Batch Email pop-up opens.
  5. Adjust your From Name, From Address, and Subject as needed.
  6. From the Attach As drop-list, select HTML.
  7. Under the Addressee List, select Use merged Document as Body.
    Rent Manager uses the letter as the body of the email.
  8. Select Add to History and click Send.

Use the Letters Menu

To generate your letter using the Letters menu, do the following:

  1. Go to Correspondence Write Letter Batch select Tenant and then select the Announcing the rmResident App letter.
    A pop-up displays with any options necessary to generate the letter.
  2. Select the appropriate options and click Run Letter Batch.
    Rent Manager generates the letter.
  3. In the Documents panel, locate Email, and click All.
    The Batch Email pop-up opens.
  4. Adjust your From Name, From Address, and Subject as needed.
  5. From the Attach As drop-list, select HTML.
  6. Under the Addressee List, select Use merged Document as Body.
    Rent Manager uses the letter as the body of the email.
  7. Select Add to History and click Send.
